The development project envisions the construction of a new residential district on the abandoned site of the former sanatorium.
This modern district, located in an attractive area, aims to challenge current urban development trends in Odesa, offer an alternative option on the market, and demonstrate that construction can be carried out without harming the city—creating an open and welcoming space for urban life.
The planning foundation of the new residential district is based on the size of a traditional Odesa block and the typical street width, resulting in a series of semi-open blocks. The configuration of these blocks is shaped by window views, allowing the maximum number of apartments to have a view of the sea. These blocks "open up" through gaps between neighboring buildings, creating a variety of spaces within the district and enabling diverse typologies.
To maintain the scale of the traditional city, buildings feature varying heights. Those along the streets predominantly have medium-rise sections. The project does not include the use of excessively high-rise buildings.
Opposite the site of the former sanatorium is a botanical garden, and valuable old trees grow along both sides of the boulevard, creating a sense of a "green place." Accordingly, the project envisions preserving the existing greenery and placing new buildings only in areas previously occupied by the former sanatorium structures. New trees and plant species will be planted along the planned streets and squares, with their arrangement to be developed as part of a separate landscaping project.
